Western Australian property developer, EXAL Group, has launched SÓL Estate – a new landed residential development project in Kuching, Sarawak. The project is valued at RM356 million and is set to feature 269 bespoke homes developed across three phases.
The project is a first-of-its-kind development within the state and is a fully residential development that prioritises multi-generational living across 30 acres of lush green lands nestled around the heart of Kuching town.

SÓL Estate is located along Arang Road West in Batu Kawa. The first out of three phases of the 269-unit leasehold development is already underway and scheduled to be completed by December 2024. Phase 1 comprises 74 bespoke homes – 42 Double Storey Duplexes and 32 Double Storey Courtyard Homes, with 50 per cent already being sold during the launch of the project’s sales gallery – the SÓL Estate Gallery.
The launch was officiated by Albert Ko, Managing Director of EXAL Group (Malaysia), and Managing Director for Australia, Dr Bay Yeo, together with Tan Sri Yee and Datuk Barry Tan.

Having spent a large portion of his youth in Kuching before migrating to Australia, Albert leapt at the opportunity to reconnect with his roots, moving back to Malaysia in 2019 and acclimatising quickly before laying the foundation for the SÓL Estate project.
“For me coming home to Kuching, was like rediscovering a part of me that had been missing for decades. The community and city itself felt as if they were shaped especially for me. This is the mantra that I took into the SÓL Estate project. The entirety of SÓL Estate is ‘Centred around you’ – conceptualised, designed and crafted with the unique needs and wants of multiple generations living in modern society in mind.”
“SÓL Estate derives its name from the Latin word for sun and much like the sun, it has been carefully moulded to act as one’s compass, grounding you and pulling you towards the calm once more – no matter the time of day. From early morning cups of coffee and jogs to late night unwindings and relaxation SÓL Estate caters to it all,” Albert added.
The project features modular interior styling spaces which feature progressive designs that can stand the test of items. The home layouts blur the boundaries between interior and exterior spaces creating a greater connection to nature whilst delivering highly functional homes. The residence is also gated and guarded around the clock and each home comes with a 10-year roof leak warranty.
The 30 acres of the project are dotted with 18 curated facilities that are built around the dawn to dust concept to holistically cater to the daily lives of residents. The facilities include an orchard forest and community farm, a hilly play yard for children, a magnificent water feature and maze, outdoor fitness facilities, a street basketball court, an eco terrace and more.
In terms of amenities, SÓL Estate offers a wealth of connective convenience with several tertiary education institutions nearby, three top-tier medical facilities and five shopping malls close by.
SÓL Estate is a creation born out of synergy and collaboration with EXAL Group (Malaysia) partnering with leading property solutions company, The Makeover Guys, as creative and brand consultants; regionally renowned architecture firm, DKO Architecture; and landscape specialist, Landart.
The EXAL Group was founded in 2016 and is headquartered in Perth, Australia. The company has built a reputation in that time as an up-and-coming developer in Western Australia with notable projects such as Eden on Riseley a luxury apartment building within the Riseley Activity Centre in Perth and the Waterford Purpose-Built Student Accommodation situated near Curtin University in Perth and valued at over RM330 million.
